An Indian academic campus under construction at golden hour — cranes, scaffolding and a finished block behind

Vol. I — MMXXVI / Institution of Record · Bengaluru Edition

India's $100 billion education decade — on the record.

Between now and 2035, India will build four billion square feet of academic infrastructure — the largest such build-out in human history. This is the city-by-city record of how it gets built — and who builds it.

The Thesis

India is entering an academic build-out without precedent — four billion square feet of campuses, across thirty thousand acres, requiring half a trillion dollars of capital across the decade.

Anarock has called it the largest single demand wave in Indian real estate. It will outweigh everything India has built for education in the last seventy years combined.

The EduInfra Circle exists to document this transformation as it happens — one city at a time. Bengaluru. Hyderabad. Mumbai. NCR. Each city, a season; each season, a permanent record.

The Big Build

Not interviews. A roundtable.

Multi-episode arcs per city — Bengaluru first, then Hyderabad, Mumbai, NCR. Each season convenes the full value chain of that market: K-12 and higher-ed promoters, university founders, standalone institutions, non-formal operators, architects, designers, infrastructure partners, EPC firms, and capital — around one table, on the record.

The EduInfra Boardroom

Where the podcast is launched.

A vetted, off-the-record dinner that anchors each city's season — the room where the recording is unveiled and the conversation continues without microphones. Founders, allocators and architects of record, by invitation only.

The EduInfra Blueprint — a hardbound annual coffee-table volume

Instrument 03 · Annual Coffee-Table Book

The EduInfra Blueprint

The reference text of the decade.

A hardbound annual compiling the season's work — twelve founders, twelve stories; the EduInfra Index; the research findings; the city profiles; the pipeline of futuristic campuses. One volume per year, shelved as the canonical record.

Building Bharat

The build-out, on film.

A cinematic chronicle of the people physically taking Indian education infrastructure to its next level — the architects, the promoters, the crews, the sites. Project by project, episode by episode, city by city.

Chapter 03 · The Spine

Five Themes. One City.

Twelve to fifteen leaders across the full arc of how a campus gets decided, designed, financed, governed and judged. Chosen on merit — never for sale.

§ B · Precedent · EduInfra Connect · Mumbai · 17 March 2026

What we did the last time we built a room like this.

A note on format. EduInfra Connect (Mumbai, March 2026) was a one-day, multi-stage execution forum — 60+ decision-makers, partner stages, curated 1:1s. EduInfra Circle (Bengaluru, August 2026) is a different format: a closed boardroom dinner of 30, filmed as a documentary, recorded as a podcast, published as a book. Different room, same standing in the ecosystem.

A closed-door execution forum that brought the education infrastructure ecosystem together for the first time. The standing the Connect built is what the Circle now convenes around.
